Prices and quotes
How accurate is the online price?
It's worked out from our real prices for your type of house, roof and materials, so for most homes the final price lands inside the range. Things we can only see in person, like rotten timbers, access problems or a roof bigger than average, can move it. After the free inspection you get a fixed written price.
Is the inspection really free?
Yes. No charge and no obligation. We look at the roof, explain what we've found and give you a written price. If you don't go ahead, that's fine.
Do your prices include VAT?
Yes. Every price on this site, and in your written quote, is the full amount you'll pay.
What if you find something extra once the roof is off?
Sometimes rotten battens, rafters or deck boards only show once the old covering is off. We'll stop, show you photos and agree a price before doing any extra work. Nothing is added without your say-so.
What's the neighbour discount?
On terraces and semis, one scaffold can often cover two houses. If you and next door both book, you each save. The online price shows how much.
Planning and rules
Do I need planning permission for a new roof?
Not usually, if you're replacing like with like. You may need it if your home is listed, in a conservation area, or if you're changing the look of the roof a lot. We'll check at the inspection.
Does a new roof need building regulations approval?
Replacing more than a quarter of a roof's covering has to meet building regulations, including insulation where it's practical. It's signed off either through a competent-person scheme or by building control. We'll explain which applies.
What about a shared chimney or party wall?
Work on a shared chimney stack, or anything that affects the wall you share with next door, can need your neighbour's agreement under the Party Wall Act. We'll tell you if it applies and help you with what to say.
Does the scaffold need a licence?
If the scaffold has to stand on the pavement, the council needs a licence for it. We arrange that.
The job itself
How long does a re-roof take?
Most houses take about a week, weather permitting. A terrace can be quicker; a large detached house or a slate roof takes longer. Flat roofs on garages are usually one or two days.
What happens if it rains?
We only strip what we can cover again the same day, and sheet the roof over if the weather turns.
Do I need to be at home?
Not all the time. We need access for the inspection and at the start and end of the job. Most of the work happens outside.
Which roof covering should I choose?
Concrete tiles are the best value and suit most houses. Clay tiles and natural slate cost more but last much longer and look the part on older homes. The new roofs page compares them, and we'll give you our honest view at the inspection.
Do you deal with asbestos garage roofs?
Many garage roofs from before 2000 contain asbestos cement. We'll check at a free visit. It has to be removed safely and taken to a licensed site, so it's always priced in person.
Guarantees and your rights
What guarantee do I get?
10 years on a new roof, years on a flat roof, on repairs, in writing when we finish. For any other work, the guarantee is set out in your written quote.
Can I cancel after I've agreed?
Yes. If you agree to the work at home or online, you have 14 days to change your mind. If you ask us to start within those 14 days and then cancel, you pay only for the work already done. See our terms.
What areas do you cover?
All of Birmingham, including Sutton Coldfield and Four Oaks, plus Lichfield. Check your postcode.
